Specifications come from Franke's Manor House 2.0 spec sheet, its 2025–2026 Canadian catalog and its fireclay installation manual (linked at the end). Where a detail is not in a Franke document, we say so.
A fireclay farmhouse sink is a beautiful thing and an unforgiving one. It is heavy, it is not perfectly uniform from one sink to the next, and it wants a cabinet built for it. Most of the frustration buyers report comes from finding that out after the sink is ordered. This guide is the pre-purchase checklist for the Franke Manor House 2.0 MH2K7201414-GWH : what size cabinet it needs, what the ±2% tolerance means, what is not in the box, and how to plan for the weight.

Is a fireclay farmhouse sink right for your kitchen?
Franke describes the Manor House 2.0 as a traditional apron bowl with clean square lines for a modern twist. The bowls are large, the surface is described as hygienic, easy to clean and having high chipping resistance, and the apron front means you stand directly at the basin with no cabinet rail in between. That is the appeal.
The trade-offs are real:
- It weighs 82 lbs, and it does not sit in a standard cabinet without work.
- It varies in size from one sink to the next.
- The cabinet, the countertop cut and the support frame all have to be planned around the sink in your hands, not the drawing.
- Installation is more work than for a stainless steel undermount, and Franke recommends a cabinet maker.

Cabinet size: what "33-inch minimum" actually means
Franke lists a minimum cabinet size of 33" for the Manor House 2.0. The sink is 31-1/4" wide overall, so you need at least a 33" base cabinet, which is the standard nominal size, and a bigger cabinet is fine. Here is the rest of the fit information from Franke:

What is not in the spec: Franke's spec sheet does not give the apron face height or the exact reveal. If your drawer fronts or countertop edge depend on them, ask us to check with Franke before you order.
Cabinet checklist
- Measure the interior width of the sink base cabinet, not the outside. It must be at least 33".
- Plan to remove or cut the cabinet's front rail and build a support inside. Franke's manual shows a wood frame of 2x4 lumber with 1/2" plywood, with about 7" of gap beneath for drain fittings.
- Do not order the countertop cut-out from a drawing. Franke says no templates are supplied because each sink varies. Have the sink on site before any cut is made to the countertop.
- Check your faucet: decide whether the faucet mounts on the sink's ledge or on the countertop behind it. Franke's manual describes drilling faucet holes in the ledge, and says the sink's underside is prepared with an undercut for faucet and fitting holes.
- Check plumbing: the strainer is 3-1/2" (Franke lists a 3-1/2" drain hole) and it isn't included. See What is and isn't included.
The ±2% firing tolerance
Franke's spec sheet for the Manor House 2.0 says: "Dimensions may vary by 2% (plus or minus), due to material attributes and firing process. Sink color may vary between each model." The Franke catalog repeats it for every Manor House and Farm House model.
What that means in practice:

The sums are ours; Franke publishes only the ±2% figure.This is why Franke asks you to give the cabinet maker the actual sink, and why you should not cut the countertop until the sink is delivered and checked. Colour can also vary slightly between sinks, which matters if you are matching a second white fixture.
What to do about it:
- Have the sink delivered first. Inspect it before anything is cut.
- Give the cabinet maker and countertop fabricator the sink, or measure it on site.
- Leave room in the framing, and use shims and the silicone bead Franke describes to seat the sink level.
Weight and the support frame
Franke lists the MH2K7201414-GWH at 82 lbs. Franke's fireclay installation manual gives two rules worth quoting:
- Fireclay sinks vary from 20 to over 130 pounds depending on configuration, so use assistance to lift the sink.
- To avoid damage, Franke recommends a wood frame designed to support at least 300 pounds. It says this is the weight of an average fireclay sink filled to capacity, including provision for extra loading from a waste disposer. The frame is not required for drop-in installs where the sink rim sits on top of the countertop.
For comparison, on Franke's spec sheets the Maris Fragranite sink in the same size class weighs 40 lbs, and the Kindred stainless undermounts we compare weigh 9.3 to 15.6 lbs. Franke says to use assistance when lifting a fireclay sink.

Freight and delivery
Our product page says this sink ships by freight rather than as a small parcel, with shipping calculated at checkout. We do not have a published packaged weight, crate size or delivery terms from Franke, so ask us before ordering if delivery access at your address matters (stairs, a condo elevator, a narrow entry). Franke's instructions say to unpack the sink and inspect it for shipping damage before starting installation, and not to install a damaged sink. So the sensible plan is:
- Have someone at the address to receive it, and check the packaging before signing.
- Open it and inspect it before your installer arrives. Note any damage straight away.
- Only then schedule the cabinet and countertop work.

Installation planning
This is not a step-by-step installation guide: follow the manual supplied with the sink and your installer's judgement. Franke publishes separate manuals for apron front, flushmount and undermount installation on the Manor House 2.0 product page. The main points from Franke's fireclay manual:
- Custom cabinetry. The manual says installation requires it, and recommends an experienced cabinet maker.
- Support frame. Build a wood frame, sized for at least 300 lbs, in the sink base at the height needed so the sink rim sits correctly under the countertop.
- Measure the actual sink. Take dimensions from the sink itself.
- Faucet holes. If drilling the ledge, Franke describes marking with masking tape, centre punching, then a pilot hole with a masonry drill and a 1-3/8" diamond hole saw. Do this before installing the sink.
- Fit strainers and faucet first. Franke recommends installing the strainer and faucet while the sink is accessible from all sides and resting on the floor or a bench.
- Seat and seal. Place the sink on the frame, shim to level, apply a bead of translucent silicone, and connect the drain and supplies.
- Liability. Franke's manual says Franke and Franke Kindred Canada accept no liability for damage to the countertop or sink during installation.
A cabinet maker, or a kitchen installer who has done farmhouse sinks, is the right person to talk to before you order. Ask them to review the spec sheet and this article.
Care
Franke says the fireclay finish sets new standards for easy care. For everyday cleaning, use a soft, non-scratching sponge or cloth. Liquid soap or a vinegar-based cleaner is ideal, especially in hard-water areas. For stubborn stains, cover with a paper towel soaked in vinegar and leave overnight. Franke's manual lists cleaning agents that may scratch the ceramic surface, so check the manual before using anything abrasive.

Our honest recommendation
Buy the Manor House 2.0 if you have already decided on a farmhouse look and you are building the cabinet around it. It is a clean, square-cornered apron sink with two equal, deep bowls, and Franke documents its fit and installation requirements well. Don't buy it if you are hoping to drop it into existing cabinets without work, if you cannot arrange help lifting and a proper support frame, or if you want to cut the countertop from a drawing before the sink arrives.
Three things to do before you order: measure the interior width of your cabinet (33" minimum), talk to whoever is building the cabinet, and add the 1145 strainer to the order. Then wait for the sink to arrive before you cut anything.
